Biodiversity Net Gain for Planning and Development

BNG Baseline Assessments and Feasibility
Every successful BNG strategy begins with a clear understanding of the site. As part of the feasibility stage, we review site constraints, development layouts, and landscape opportunities to determine how biodiversity gains can be realistically achieved — whether on-site, off-site, or through a combination of both. This early input helps to shape design proposals that are both ecologically sound and commercially viable.

Our Consultants then carry out detailed BNG Baseline Assessments to establish existing habitat types, condition, and area. We use the latest Defra Biodiversity Metric to calculate baseline biodiversity units and identify the potential for on-site enhancement or creation.

Integrating BNG into the Design Process
We believe that BNG should be a design consideration from the outset, not an afterthought. Our ecologists collaborate closely with project architects, landscape designers, and planning consultants to embed biodiversity enhancement into the site design. This ensures that the development layout maximises habitat opportunities while meeting planning policy and client objectives.

Planning Documentation and Submission Support
Maydencroft provides all the required documentation to support a planning submission, including BNG Metric Calculations, baseline habitat maps and draft Biodiversity Gain Plans.

Following approval, we also assist with discharging planning conditions relating to Habitat Management and Monitoring Plans (HMMPs) or Landscape and Ecological Management Plans (LEMPs) as required. Our team ensures these documents are detailed, practical, and aligned with long-term management responsibilities.

Off-Site Units and Broker Introductions
Where a development cannot achieve the required biodiversity gains on-site, we can facilitate access to off-site BNG units. Through our trusted network of BNG brokers and habitat unit providers, we can introduce developers to suitable schemes and assist with the process of purchasing biodiversity units, ensuring full compliance with local and national frameworks.

Assess
The first stage of any Biodiversity Net Gain project is to fully understand and document a site’s ecological baseline. Through a combination of desk study and field surveys, our Ecologists assess and record the type and condition of all habitats on site, and then use DEFRA’s Statutory Biodiversity Metric to determine the baseline Biodiversity Units, and devise a suitable BNG Strategy.

Design
Once a site-level strategy for BNG has been determined, our Nature Recovery Consultants and Landscape Architects will work to turn the concept into a realistic design. This will be illustrated on a Site Masterplan supported by a 30-Yr Habitat Management & Monitoring Plan (HMMP) which details all of the capital, maintenance & monitoring actions required to achieve the intended BNG targets, and further supported by a detailed budget calculator modelling all costs throughout the lifespan of the project.

The true success of BNG schemes will be seen in the effectiveness of maintenance and monitoring over the period of +30-years. Our Grounds & Estates Division supports teams of roaming Countryside Rangers who specialise in this type of skilled ecological maintenance, and can offer far wider benefits including general site management and community liaison.
